HOW IS MAGNOLIA RIVER HOMES DIFFERENT FROM ITS COMPETITORS?

We like to think of ourselves as more of a boutique experience. We'll take our time to get to know you and your families needs, customize every detail, and include you throughout the process. We're not like the big companies, so we don't have lots to choose from in big neighborhoods, a design center with limited color selections to choose from, or spec homes for quick move in. But if you're wanting a personalized experience and to feel like family, we're your team!

HOW LONG DOES IT TAKE TO BUILD A NEW HOUSE?

Well, like anything in life, it depends! But to give the short answer, we typically tell our clients to plan about one year from planning to move in. Around 4-5 months for planning and due diligence (this is for the surveying, home plans, engineering, design selections, and permitting). And then around 7 months for construction. Of course once you meet with us and we see your specific needs, we can give a more accurate timeline for you!

WHAT IF I DON'T HAVE LAND YET?

No problem, we can help with this too! Our partnered realtor will meet with you to determine your land needs (size, location, budget, etc), set up a search on MLS, and go walk any land you may be interested in. When you find something you love, your realtor will help submit the offer and we will help with due diligence on your land before you close (surveying, soil testing, etc) to make sure the land is suitable to build on!

WHAT IS YOUR PRICING LIKE?

One great thing about us is that we can work with any budget. So YOU control your price. Once we meet with you and determine your wants and needs, we can give a rough estimate to help guide you through the planning process.

IS THERE A DEPOSIT FOR NEW CONSTRUCTION?

When you first reach out to us, we will meet you to listen to your needs and discuss next steps at no cost. For new construction, we will put together a rough estimate to give you an idea of the cost so you can decide if you'd like to move forward. If you decide to move forward, we will collect a deposit depending on where you are in the planning process and what's needed (surveying, plans, etc). Any deposit collected is non-refundable but will be applied toward your total construction cost.

IS THERE A DEPOSIT FOR RENOVATION?

When you first reach out to us, we will meet you to listen to your needs and discuss next steps at no cost. For renovations that do not require permitting or architectural plans, we will draw any concept(s) and provide pricing at no cost. For renovations that do require permitting, we will give you a rough estimate and collect a deposit before we start creating architectural plans or engineering. Any deposit collected is non-refundable but will be applied towards your total cost.

DO YOU DO COST PLUS OR FIXED PRICE CONTRACTS?

We understand how stressful construction can be, and cost shouldn't add to that stress. So in order to give you more peace of mind, we do fixed price contracts. Know what your cost is and relax. You can take the rest of your money and furnish your new home or go on a vacation (just bring us back a cool souvenir)!

DO YOU HAVE A WARRANTY?

Of course we do, we know things happen from time to time! For renovations, there is a standard one year warranty for defects in workmanship and materials. For new home construction, we purchase a third party 2/10 warranty on top of our one year builder warranty. So 1 year is defects in workmanship and material, 2 years for mechanical (electrical, HVAC, and plumbing), and 10 year structural. We've go you covered!
